Our normal business hours are 9am to 6pm, though we are flexible and we can close the transaction at the time that works best for you. Moreover if needed we also provide off-site closing services.

As by law we have to distribute the proceeds within 48 hours of recording the transaction we require to have the funds in certified check(cashier's check) only. We do accept a personal check of less than $250 dollars in the event there are last minute changes in the HUD.
Please make the cashier's check payable to Loudoun Title. In case if the cashier's check is of a higher amount than required, don't worry we will refund the difference at the closing or will mail you a check once we disburse the money.
You will need to bring a valid government issued photo ID, for example: Driver's License, Passport, Greencard or Military ID. Any and all monies that are collected during the settlement must be in the form of certified funds which can consist of a cashier's check, teller's check, money order, or certified personal check or wired funds to our office. Should you be bringing cash to the settlement, please let us know before hand. Only small amounts of cash are expectable. If additional documents are needed, our staff will contact you and let you know what is needed prior to settlement. Everybody signing needs to be present at closing and need to have the photo identification document as well.
If one of the signing party is unable to attend closing please make sure in advance you notify the title and mortgage company as we need to prepare the power of attorney and it needs to be approved before closing by the lender.
Please let us know at least 7 to 10 days before closing, we will prepare the power of attorney for you and get the approval from your lender before closing.
Depending on the type of transaction you are settling on, refinances can generally take from 45 to 60 minutes, while a purchase will take 1 hour to an hour and a half.
LoudounTitle takes the worry out of your settlement. When we receive your file a chain of events occurs. We make sure that the seller listed on the contract is indeed the owner of the property being sold. From that point we will conduct a title search. We also make sure we receive the termite report, survery and all necessary addendum of the property. This research will let us know if there are any liens or judgments against the seller that are attached to the property being purchased. Should any issues arise, we will take care of clearing any title defects. We will be always in contact with your lender to make sure we receive the closing docs before closing and at the settlement table, we will be the collector of all funds from all parties involved. We also transfer ownership and issue title insurance for both lender and purchaser.
